Gino Barbaro's Creative Cash Generated Seven Figures and Powered the Real Estate Empire He Sold
"Somebody is going to be chasing you instead of you going after chasing somebody else."
Gino Barbaro, author of Creative Cash
Gino Barbaro was the pizza guy. Then he and his partner Jake Stenziano started buying real estate, built the Jake and Gino community, and captured their playbook in a Scribe book. Creative Cash went on to generate seven figures and helped power a real estate education company they later sold, one whose students had closed over $5 billion in deals.
From Pizza Shop to Real Estate
During the great recession, Gino Barbaro was running a restaurant and looking for a way out of the rat race. He partnered with Jake Stenziano, and after 18 months of searching they found their first deal. What followed was a niche most investors avoided: seller financing and master lease options, the strategies that let people buy real estate without traditional bank money.
They got good at it, and the numbers backed that up.
"we did over $25 million in seller finance deals."

The Book That Became a Business
Barbaro treated the book as more than a product. He put his frameworks on paper, the three pillars of real estate and the negotiation approach he calls the spy technique, and used Creative Cash as a free lead magnet. Facebook ads sent readers to a landing page, the book fed a podcast, and a setter-and-closer team turned warm readers into coaching and mastermind clients.
The book, he says, opens the door that cold outreach cannot.
"the book is like a business card."

The Results
Asked point blank what the book generated, Barbaro did not hedge, and he was careful to note this figure came from mentorship alone, separate from the deals he and Jake did themselves.
"I would say seven figures."

The bigger number is what happened downstream. By the time they sold the education company, the community they had built on these frameworks had produced results at a scale few individual books can claim.
"when we sold the education company, our students had closed over 90,000 apartment units. They had done over $5 billion in deal volume."

Books as Legacy
For Barbaro, the reason to write outlasts any funnel. He has six children, one of whom, at 15, is now writing her own book, and he frames authorship as something you hand down.
"Legacy is not something that you leave behind. Legacy is something that you activate today."

The proof is at his own kitchen table. Watching his daughter start her first manuscript, he heard the lesson land: "if a pizza guy can do it, then why can't I do it?" That, more than the seven figures, is what he wanted the book to do.
